Market analysis​

 

Evaluate market analysis tools and techniques that underpin property development and investment feasibilities and establish the highest and best use of property assets.

Market Analysis is a crucial step in determining whether or not a development would be feasible in certain markets. The ultimate goal of a Market Analysis assessment is to determine if there is an unmet need for a particular type of property in a specific area. It is the process of capturing and gathering information about a market within an industry. Elements of a Market Analysis study include looking into the size of the market both in volume and in value, the various customer segments and buying patterns, the competition, and the economic environment.

For our Market Analysis class (LDEV 664), taught by Russel Peterson, our final project was to perform a Market Analysis over Robinson Ranch, a 7,000-acre ranch in North Austin, soon to be the location for Apple's new Corporate Campus. Our analysis included the physical, legal, locational and economic attributes of the site. We used market delineation data of the sub-market to identify our target market, provided by ESRI. We then conducted a supply and demand analysis to measure demand created by the users identified, and identify the existing supply and competition in the market. Due to North Austin's rapidly growing market and the addition of Apple's corporate campus, my team determined the highest and best use for this site would be multifamily.
